They are still building next door. Should I wait?
It depends what you are building and where. Paths, drainage, and edging away from the shared boundary are usually fine to get on with, and they make the yard usable while you wait for everything else. A large patio hard against the fence line next to an active build site is the one we would suggest timing carefully. We will tell you which of your list falls into which on the visit.
Will my drainage still work once the lots around me are finished?
Mostly, and we design it that way on purpose. What can change is how much water arrives at your boundary once a bare lot next door gets graded, sodded, and given its own downspouts. We build to what exists on the day and we are upfront that a street still under construction is a moving target. If something needs adjusting later, we would rather you heard that now than felt misled then.
Do I need HOA approval in Pomona or Meridiana?
In the master-planned communities, almost certainly. Most of them review anything permanent going into a yard. We put the scope, materials, and dimensions in the quote so you have what the application asks for, you file it as the owner, and we schedule around the approval. South of town on acreage it is a different story and often there is nobody to ask at all.
Can you put in something for privacy?
Not really, and it is a fair question on a new lot where nothing has grown yet. We do hardscape, so we can define where the usable part of the yard is and give it a proper edge. Screening means fencing or planting, and we do neither. If privacy is the main thing you are after, you want a fence contractor or a landscaper who plants, and we will say so rather than sell you a path instead.
How much does a gravel walkway cost in Manvel?

Under $5,000 it is 50% to schedule and 50% on completion after the final walkthrough. Over $5,000 it is 50% to schedule, 30% at the halfway mark, and 20% on completion. Same structure for every customer. The deposit reserves the crew, the date, and the materials.
