Bad grading plus a French drain is a French drain that does not work. The water pools away from the inlet, or it never reaches the inlet at all. The slope has to run toward the drain or the drain is decorative.

A small gravel and step stone path is one day. A larger one runs 2 to 4 days. Paver walkways take 1 to 2 days and paver patios 1 to 3. The longer jobs are usually combined builds where drainage goes in with the hardscape.

Under $5,000 it is 50% to schedule and 50% on completion after the final walkthrough. Over $5,000 it is 50% to schedule, 30% at the halfway mark, and 20% on completion. Same structure for every customer. The deposit reserves the crew, the date, and the materials.

Usually. We can fix flow, route water away from the house, and grade the yard so it stops pooling. We cannot engineer your property against a major storm. No honest contractor can. We walk the property before we quote it, because most flooding has more than one cause.
