My yard did not used to hold water. Why does it now?
Usually because something changed, and on an older lot there are a lot of candidates. Clay moves over time, beds get raised, fill gets added, a fence goes in, a neighbor regrades. Any of those can send water somewhere it did not go before. We walk it and work out which one it is rather than guessing, because the fix depends entirely on the cause.
I think there is already a drain out there somewhere.
Then tell us on the visit, because it changes things. Older properties often have a system a previous owner installed, and after twenty or thirty years it may be silted up, crushed, or cut through by other work. Sometimes clearing or reconnecting what is there costs less than adding a second one. Sometimes it is beyond saving. Either way it is worth knowing before we quote.
My patio is old and cracked. Extend it or replace it?
Depends on the concrete and that is a call we make standing on it. Hairline cracking on a slab that is still level is usually something we can build off. A slab that has heaved, dropped at one corner, or broken through is not worth building on, because whatever goes over it will move too. We tell you which one you have before we price it.
