Water pools next to my foundation. Can you fix that?
Usually, yes. Most of the time it is a downspout emptying into the bed beside the house, and an extension plus a small inlet moves that water away. What we will not do is tell you it fixes a foundation problem. We are not a foundation company. If an engineer has told you the slab is moving, that is a separate trade, and we would rather say so than take the job on a false promise.
Will you hit my sprinkler lines?
We locate what we can before we dig. Almost every Sugar Land yard has irrigation and almost nobody still has the original plan for it, so we walk the zones with you first and mark heads and lines where they are visible. If a path or a drain has to cross a line, we tell you at quote stage rather than mid-install.
My lot backs onto a lake. Can I still put a patio in?
Usually, though where it can end may be limited. Lots backing onto lakes, golf courses, and greenbelts often carry an easement along the rear, and that is worth checking against your survey before anything gets designed. We will work to whatever line applies. We just would rather know about it at the walk than after the pavers are cut.
Do I need HOA approval in First Colony or Riverstone?
Most likely. Sugar Land is almost entirely master-planned and the majority of these communities run an architectural review for anything permanent in the yard. We put the scope, the materials, and the dimensions in the quote so you have what the application asks for. Filing it stays with you as the owner, and we schedule around the approval.
How much does a gravel walkway cost in Sugar Land?
We measure rather than guess, so the number comes off your yard and not a rate card. The site visit is free, the quote is in writing within 24 hours of it, and there is no starting-at pricing.
Do you charge to come out to Sugar Land?
No. Sugar Land is inside our regular service area and the site visit is free. Jobs are assigned by zone, so your project already has a crew on it before the quote goes out.
What is the deposit?
Under $5,000 it is 50% to schedule and 50% on completion after the final walkthrough. Over $5,000 it is 50% to schedule, 30% at the halfway mark, and 20% on completion. Same structure for every customer. The deposit reserves the crew, the date, and the materials.
